We let and manage an extensive range of both furnished and unfurnished properties throughout West Lothian and the central Belt.

For safety and peace of mind:
- all of our managed properties are Gas Safe Registered and meet furniture fire safety standards
- deposits are held in a designated client account in accordance with ARLA (Association of Residential Lettings Agents) Code of Practice
- we vet our tenants.... and our landlords
Viewings
Viewings can be arranged at times to suit and you will be accompanied by an experienced member of staff, who can offer advice and answer any questions.
We also offer evening viewings on Tuesday and Thursdays up to 7.30 and on Saturday mornings. These do tend to go very quickly.
References
All tenants will be included on the lease and a reference check carried out for each tenant. The information we will need to this includes:
- photographic ID (passport, drivers licence)
- proof of income (salary slips, bank statements, accountants letter, pension details etc)
- previous landlord reference
- credit check
Rents
Rents quoted are per calendar month and payable in advance. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order.
Deposit
A deposit of one month's rent + £100 is required in advance. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement and cannot be used to cover rent. If we are managing the property it will be held in a secure client account throughout the tenancy. If the landlord manages their own property they will hold your deposit.
